Sometimes it becomes really tough to move out of the house in search of a new one. The emotional attachment we share with the property just won't allow us to take any step. For it might be the same house that has earned you the first promotion, or given the first baby. However, when the family grows, you are left with no choice. You have to either shift to a big house, or try to add an extra room to the existing one. Going by the property rates in U.K., the latter option is more economical. Besides, you do not even have to move out, and continue living in the same. If you value your emotions, then building an extension to your house is convenient, faster, and cheaper.

However, before you take any steps in creating extra room for your family, you need to have the plan ready in your hand. Because there are several types of extension work for the property, it is necessary to know which one can offer more benefits to you, and how can it boost up the property value. Work on the general rule in adding value to the property according to which you must not go beyond 20% of the existing value. Also, not to forget the construction rules prevailing in your area.

Depending on the kind of extension you prefer, you might as well need to obtain planning permission from the local authorities overseeing construction of residential properties. The local council may send their representatives for inspection once you have submitted the extension plan. Since the building regulations differ from area to area, meeting the planning department before the start of the work will save of lots of legal problems, money and time.

Once all the planning and permission formalities for building an extension is complete, the second part is to find out the cost the project entails. If you cannot manage the finance for the project all alone, you need to speak to architects or building work specialists. These people can help in preparing a loan proposal. As they have the experience in helping people get a loan, your finance proposal may get an immediate nod from institutions lending money on interest. Since the interest rate has dropped down due to recession, you can easily get finance for the extension project.

If you are finding it difficult in getting through the legal formalities, contact a local builder and discuss the project. The builder will help in relieving your stress and getting approval of your planning applications. He will also act as your representative to the council. When all the formality is complete, and you have the permission to go with the project, maintain close contact with the engineers and supervisors working on the site.
